The Blue Fox Story
From the Blue Fox Properties Founder, Steve Schultz
Why I Chose Rental Houses—and Built a Company Around Them
After college, I began a career in the corporate world and, like many people, started thinking seriously about investing for my future. With a background in mechanical engineering and years of hands-on construction work to pay my way through school, I had a natural appreciation for things I could see, touch, and understand. That’s why the idea of investing in physical assets appealed to me far more than stocks or bonds. I wanted to master a single investment vehicle—and real estate made the most sense to me.
Rather than spreading myself thin over the various types of real estate classes, I set out to go deep into residential real estate. But even within that category, I wanted to know: what type of residential property is best for the private investor? To answer that, I ran my own experiment.
When I moved to Tucson, I began buying and renting out different types of residential properties—a condo, a duplex, a fourplex, and single-family homes. Each came with its own set of challenges and rewards, and I learned something from every experience. Then came 2008.
In Tucson, like in many markets, property values and stock portfolios fell by about 50%. But something stood out to me: while asset values plunged, rents only dipped slightly. Through all the chaos, rental income continued to arrive—reliably and consistently. It became clear that, despite market volatility, rental houses offered a stable and durable dividend in the form of monthly rent.
That insight shaped my path. After analyzing all the variables—cash flow, maintenance, tenant stability, liquidity, and scalability—I decided that single-family rental houses were the best fit for long-term private investors like me.
I wanted more than just a personal portfolio—I wanted to build a company that could manage my rentals with the same standards I expected for myself, and offer that same level of care and expertise to other property owners. That’s why I started Blue Fox Properties.
Every system, process, and standard we use at Blue Fox Properties was developed to manage my own properties first. If it doesn’t work for me, it doesn’t go into our business. That personal investment and alignment with our clients drives everything we do.
Today, Blue Fox Properties manages a growing portfolio of rental houses throughout Tucson and the surrounding areas, offering landlords peace of mind and residents high-quality places to live—all backed by real-world experience and tested performance.
Here’s to your success in real estate!
